Foggy windows don't automatically mean you need new windows. Moisture may appear on the indoor glass, the outdoor surface, or inside the sealed space between panes. Each location points to a different cause and solution.

- Droplets suspended between the panes
- Mineral deposits or streaks inside the glass unit
- One window repeatedly fogging while nearby windows remain clear
- Haze that changes as the glass warms and cools
Lowering indoor humidity may reduce condensation on the room-facing glass, but it will not remove moisture already trapped inside a sealed unit.
What Happens When an Insulated Glass Seal Fails?
Double- and triple-pane windows use insulated glass units. A spacer separates the panes, and the edges are sealed, creating a cavity that may contain air or an insulating gas such as argon. Low-E coatings may also improve energy performance.
A failed window seal allows moisture-laden air to enter the cavity. Temperature changes can then make the moisture visible as fog or droplets. The spacer's desiccant can absorb a limited amount of moisture, but once the seal can no longer keep the cavity dry, fogging may become persistent.
Seal failure may begin subtly. The window might fog only during certain temperatures and clear later in the day. Over time, permanent haze or mineral deposits may remain even when visible condensation temporarily disappears.
Why Do Sealed Glass Units Fail?
Insulated glass units can lose their seals for several reasons. Repeated heating and cooling place stress on the glass edge and sealing system. Sunlight, moisture exposure, age, and movement can also contribute to deterioration.
Installation conditions may play a role. A frame that does not support the glass properly, water that remains around the assembly, or movement within the opening can add stress. Manufacturing defects are another possibility, especially when fogging develops earlier than expected.

Surface Condensation: Condensation You Can Touch on the Inside
If you can touch the moisture on the room-facing side of the glass and wipe it away, it is surface condensation.
This can occur when temperatures drop sharply, such as when outdoor temperatures reach about -20°C. A heating vent located below or near the window may blow warm, moisture-containing air directly onto the very cold glass. When that warm air meets the cold surface, water can condense on the inside of the pane.
This situation has nothing to do with the window's overall performance. The moisture is forming because of the interaction between indoor air, the heating vent, and the unusually cold glass surface. It does not mean the insulated glass unit has failed.
If you notice this type of condensation, you should:
- Check indoor humidity levels with a hygrometer
- Confirm that the heating system is blowing directly onto the glass
- Install a vent deflector to redirect warm air away from the window
- Keep blinds or curtains positioned so air can circulate near the glass
Surface condensation may still damage wood trim, sills, blinds, or nearby finishes if it remains heavy or frequent. However, the appropriate response is humidity control and improved air circulation, not window replacement based on this symptom alone.
Why Toronto Weather Makes Condensation More Noticeable
Toronto homes experience significant indoor-to-outdoor temperature differences during winter. As temperatures fall, interior glass surfaces cool, especially on older windows with lower thermal performance. Everyday activities such as cooking, showering, drying clothes, and breathing add moisture to indoor air.
This combination can create condensation on the room-facing glass without indicating seal failure. You may notice more surface condensation during a cold spell and less when temperatures rise. Consider indoor humidity and glass temperature together before blaming the insulated glass unit.
Summer humidity can also create exterior condensation. Moisture on the outside of the glass may simply be dew, while persistent moisture between window panes remains inaccessible year-round. Moisture location is the most important clue.
Does a Foggy Window Mean the Entire Window Has Failed?

Not necessarily. A window includes the insulated glass, sash, frame, weatherstripping, hardware, drainage features, exterior sealing, and surrounding opening. These components may remain usable even after the glass unit develops internal fogging.
If the frame is stable, the sash operates smoothly, and there is no significant deterioration, insulated glass replacement may be appropriate. Replacing the entire window simply because one component failed can add unnecessary cost.
A broader window replacement may make more sense if the window also sticks, leaks air, has damaged hardware, shows frame deterioration, or has experienced water intrusion. Replacing only the glass would restore clarity but leave those problems unresolved.
What Does Foggy Window Repair Include?
The term foggy window repair can describe several different services. One option is replacing the sealed insulated glass unit while retaining the existing sash or frame. Another is replacing the sash assembly. Full window replacement removes and replaces more of the existing unit.
Defogging services are different. Some methods create small openings in the glass, remove or encourage evaporation of visible moisture, clean the cavity, and add vents or other components. These processes may improve appearance, but they do not necessarily recreate the original factory-sealed unit or restore its original gas fill.
Before choosing a service, ask:
- Does it replace the insulated glass unit or only remove visible moisture?
- Will the sealed cavity be restored?
- Does the work address a damaged sash or frame?
- Will the replacement glass match the original Low E coating and specifications?
- Are multiple windows showing the same failure?
- How old is the complete window assembly?
A clearer pane and a newly manufactured sealed glass unit are not automatically the same result.
Can Foggy Windows Cause Mould?
Moisture trapped between sealed panes does not automatically mean mould is growing in the wall. The moisture is contained within the insulated glass unit, and fogging alone does not prove that surrounding materials are wet.
Recurring water on accessible surfaces is different. Heavy interior condensation can repeatedly wet wood trim, drywall, blinds, or the sill, creating conditions where mould may develop. Water entering around the frame during rain can also affect concealed materials.
Look for staining, softened drywall, deteriorated trim, musty odors, or water appearing around the frame. These signs point beyond cosmetic fogging and may require more than glass replacement.
When Insulated Glass Replacement Makes Sense
An insulated glass replacement can be a targeted solution when the failure is limited to the sealed glass unit. The existing sash must accommodate the replacement, and the frame should remain in good condition.
Glass replacement may be worth considering when:
- Fogging is the primary problem
- The sash remains square and stable
- Locks and operators work properly
- The frame shows no significant deterioration
- There is no recurring water entry
- Matching replacement glass is available
- The rest of the window is worth retaining
Cost also matters. If several units have failed in an older group of windows, replacing them individually may become less attractive than upgrading the entire group. Consider the age, condition, and performance of all affected windows.
When Full Window Replacement Makes Sense
Consider full replacement when fogging appears alongside other problems. A window with failed glass, damaged hardware, compressed weatherstripping, air leakage, or a sash that no longer closes evenly may need more than a new glass unit.
Energy performance is another factor. Replacing a failed insulated unit in an older window may restore its original performance without providing the comfort or efficiency you want. Compare what a repair returns you to with what you want the window to accomplish in the future.
Age alone should not determine the decision. A twenty-year-old window that remains stable and functional may be a good candidate for glass replacement, while a younger window with water damage or frame movement may require full replacement. Condition, repair history, performance, and cost matter more than age alone.
